JOB SUMMARY
The individual in this position is responsible for the strategic direction, leadership and management of the property management team serving OhioHealth. This individual is a team-centered individual with attention to detail, professionalism and a high level of initiative to ensure excellence in management of a growing ambulatory portfolio of medical office buildings.
MINIMUM QUALIFICATIONS
Bachelors’ degree from a four-year college or university; or five years related experience and/or training; or equivalent combination of education and experience.
10+ years of experience in a property management environment leadership role
SPECIALIZED KNOWLEDGE
Experience in commercial property management, healthcare facilities or other regulated industries is strongly preferred.
Experience with Lean methodology and change management is desirable.

RESPONSIBILITIES AND DUTIES
Provide leadership to a diverse team managing a growing portfolio of ambulatory locations across the OhioHealth system including Medical Office Buildings, Free Standing Emergency Departments and Joint Venture partnerships within owned and leased buildings.
Responsible for the financial stewardship of the ambulatory portfolio covering rent collection, operational efficiency and capital budgeting.
Provide strategic direction for the ambulatory portfolio and the property management team.
Drive proactive portfolio optimization with the internal Real Estate and Strategy teams to optimize the efficiency of the current portfolio.
Lead property management team in a manner that results in high employee satisfaction and retention.
Oversee and approve the annual operating budgets, forecasts, monthly performance reports, variance analyses, occupancy and other reports for the portfolio.
Develop and manage the property-marketing plan including but not limited to tenant relations, community outreach, and advertising to maintain building occupancy.
Oversee vendor service contract procurement process across the portfolio to ensure that operational efficiency measures and standards of work are in place for consistency.
Lead annual property management staff performance reviews. Help guide and direct future career development.
Direct and oversee property managers and manage the preventive maintenance programs.
Provide leadership development and support to property management team.
Develop, review and maintain life safety program initiatives for the portfolio.
Develop and oversee the planning, budgeting and implementation of capital expenditure needs for the portfolio.
Conduct and maintain positive relationships with industry, government and vendor representatives as necessary in the successful management of the property.
